Weeks 2–4

Property selection & due diligence

Weeks 4–5

Purchase & TAPU transfer

Ikamet + Notary + Land Registry

Purchase contract signed. Funds transferred via a Turkish bank account (required by law). Title deed (TAPU) issued in your name at the Land Registry.

Weeks 5–6

SPK appraisal

SPK Appraiser (arranged by Ikamet)

An SPK-licensed independent appraiser inspects the property and issues the mandatory valuation report confirming $400,000 or above. Report is valid for 3 months.

Weeks 6–7

Citizenship annotation on TAPU

Land Registry

The Land Registry adds a "citizenship application" annotation to the TAPU. The 3-year mandatory hold period begins. The annotation legally prevents sale or transfer.

Weeks 7–10

Document preparation

Ikamet + Client

Sworn translations completed. Apostilles arranged. Criminal record certificates, biometric photos, health checks, and family status documents compiled for all applicants.

Weeks 10–12

Application submission

Attorney + Ikamet

Full dossier submitted to the Presidency of Migration Management (PMM) via a licensed immigration attorney. Application reference number issued. Tracking begins.

Months 3–6

Government review & issuance

Government (PMM)

PMM reviews the application. Citizenship decree issued by the Council of Ministers. Biometrics appointment arranged. Turkish ID card and passport issued to all family members.

Do I need to be in Turkey for the full process?
